
Flood zones affect building requirements and insurance costs.
The streets to the left or South of Companero Entra Dr. are on fresh water (some brackishness) canals and are "indirect Gulf access." Boat owners use a boatlift to access the direct access, saltwater canals. These canals are not subject to tides. Those streets and canals on the north from Companero Entra to Eagle Nest Dr. are tidal, salt water canals and have direct Gulf access.

Hernando Beach has both direct Gulf access and indirect Gulf access residential and commercial lots. "V" or "Velocity" zone lots are those closest to the Gulf of Mexico. The numbers indicate the "base flood elevation," or the height that the lowest living area floor of a structure built after 1984 must be elevated above mean sea level. Homes built after 1984 will be "stilt" homes built on pilings and have only parking and storage below the "base flood elevation".
